What sliding window roller replacement involves
Roller replacement fits new wheels to the bottom of a sliding window panel so it glides on the track instead of dragging on it. It is the single most common sliding window repair in Singapore flats, because nylon rollers wear flat and tropical dust packs the track. Replacing rollers without also cleaning and checking the track usually brings the fault straight back.

- On site, the panel is lifted out, old rollers removed, the track cleaned and new rollers fitted.
- The roller height is adjusted so the panel runs level, then it is tested end to end.

Who is allowed to do this work
Repairing or replacing parts on an existing window is maintenance. HDB states that flat owners or occupants are responsible for maintaining existing aluminium windows. We require partner terms that meet the current official requirement, and the applicable warranty must appear on both the quotation and the invoice — not be described verbally. Frequently asked questions
Why does my sliding window make a grinding sound?
Grinding almost always means the roller is no longer rolling. Either the wheel has seized and is being dragged along the track, or grit in the channel is being crushed under the wheel. Continuing to force it wears the track itself, which is a more expensive repair than the rollers.
Can I just clean the track instead of replacing the rollers?
Cleaning helps and is worth doing regularly. But once the nylon wheels have worn flat or seized, cleaning only buys a little time. A contractor can tell from the panel movement and the wear pattern whether cleaning alone is realistic.
How long does a roller replacement take?
A straightforward two-panel window is normally done within one visit. It takes longer if the panel is large, the track needs attention, or the window is in a position where the panel cannot be lifted out safely without extra care.
