Repairing or replacing parts on an existing window is maintenance. HDB states that flat owners or occupants are responsible for maintaining existing aluminium windows. We require partner terms that meet the current official requirement, and the applicable warranty must appear on both the quotation and the invoice — not be described verbally. Why does a casement window drop when opened?
A dropping sash usually points at the hinge or friction stay carrying it. Either the fixings have loosened, the arm has worn, or corrosion has taken material from the pivot. Because the same parts restrain the sash, a dropping casement window is assessed as a safety item.
Can a rusted hinge be cleaned instead of replaced?
Surface discolouration can sometimes be treated. Pitting, flaking or any loss of material means the hinge has lost strength and should be replaced. The fixings into the frame are checked at the same time — they corrode at a similar rate.
Will the window need realignment after new hinges?
Almost always, yes. New hardware sits slightly differently, so the sash position, the gasket compression and the lock engagement are all reset and tested as part of the job.
