A sliding window that has become hard to open is nearly always a running-gear problem, not a frame problem. In Singapore flats the most common cause by far is worn or seized rollers combined with grit packed into the bottom track. Less commonly the track itself is damaged, the panel has dropped out of level, or the frame has distorted. If the panel also lifts or leans, stop using it and request an inspection.

Safe checks you can make yourself

  • Look along the bottom track for packed dust, hair and grit, and vacuum it out.
  • Wipe the track with a damp cloth and let it dry — do not flood it with water.
  • Check whether the panel is stiff along the whole run or only at one spot.
  • Note whether the stiffness came on gradually (wear) or suddenly (something is jammed or broken).
  • Try moving the panel with even pressure at the middle of the stile rather than at a corner.

  • Do not apply grease or oil to the track — it captures dust and makes it worse.
  • Do not lever the panel with a tool or force it with your body weight.
  • Do not lift the panel out yourself to inspect the rollers.
