What window lock and latch repair involves

Window lock and latch repair covers the catch, keeper plate, flush bolt and multi-point locking hardware that hold a window shut. Most failures are either a worn latch or a keeper that has drifted out of alignment as the sash settled. Both are usually fixable without replacing the window, but a window that will not lock should be treated as a security and safety issue, not a cosmetic one.

Signs the part may be faulty

The latch no longer clicks into the keeper.
You have to lift, push or lean on the window to get it to lock.
The key turns but the bolt does not throw.
The window rattles in the wind even when locked.
There are bright scrape marks where the latch is striking the keeper plate.

The keeper plate has loosened or shifted, so the latch no longer meets it squarely.
The latch tongue or spring inside the mechanism has worn out.
The sash has dropped on worn hinges or friction stays, moving the whole latch position.
Paint, grit or corrosion has built up inside the mechanism.
The gasket has hardened, so the sash no longer compresses far enough for the latch to reach.

How the repair is handled

Send photos of the latch, the keeper plate and the gap between sash and frame when closed.
The contractor checks whether the fault is the hardware itself or the alignment behind it.
You receive a quotation that states clearly whether realignment is included.
On site, the mechanism is replaced or the keeper is repositioned and re-fixed.
The lock is tested repeatedly from both a fully open and a partly open position.

Who is allowed to do this work

Repairing or replacing parts on an existing window is maintenance. HDB states that flat owners or occupants are responsible for maintaining existing aluminium windows. Installing or replacing a whole aluminium window in an HDB flat is different: HDB states that it must be carried out by a BCA-approved window contractor listed in HDB's directory, and BCA defines an approved window contractor as a firm registered under workhead RW01. HDB's terms for approved window contractors listed with HDB set a minimum three-month warranty on replaced parts and a one-year warranty on a total window replacement. We require partner terms that meet the current official requirement, and the applicable warranty must appear on both the quotation and the invoice — not be described verbally. If a repair fails inside its warranty period, tell us and we handle it with the partner rather than leaving you to chase it.

Frequently asked questions

Why does my window rattle even though it is locked?

A locked window can still rattle when the rubber gasket has hardened and shrunk, leaving the sash loose in the frame, or when the keeper is set slightly too far out so the latch holds without pulling the sash tight. The fix is often a gasket replacement or a keeper adjustment rather than a new lock.

Can the lock be repaired, or does the whole window need replacing?

In most cases the locking hardware is a separate replaceable part. A full window replacement is only relevant when the frame itself is corroded or damaged, and for HDB flats that work carries a different set of contractor requirements.

Should I oil a stiff window lock myself?

A light spray of a suitable lubricant on a sticky latch is reasonable. Do not remove structural fixings, hinge arms or the sash itself. If lubrication does not resolve it, the mechanism or the alignment is the problem.
